That factor is doing most of the work, and it isn't one fixed number — a house in a hot southern climate might need only 30 BTU per square foot of heating capacity, while the same floor plan in a northern winter climate can need twice that. Insulation quality, window count, and ceiling height all push the real number around within a zone too, which is exactly why contractors run a full Manual J load calculation rather than trusting a single square-footage multiplier for a final install.
