How to Use the Property Management Cost Calculator
Enter monthly rent, the management company's fee percentage, its one-time leasing or placement fee (as a percentage of one month's rent), and any other flat monthly fee it charges. The three output cards update as each field changes.
Management fees rarely show up as one clean number — there's the recurring percentage of rent, then a separate charge every time a new tenant gets placed, and sometimes a flat add-on for bookkeeping or inspections on top. This tool rolls all three into a single annual figure.
Monthly Management Fee = Rent × Fee % ÷ 100
Leasing Fee Amount = Rent × Leasing Fee % ÷ 100
Annual Management Cost = (Monthly Management Fee × 12) + Leasing Fee Amount + (Other Monthly Fee × 12)
% of Annual Rent = Annual Management Cost ÷ (Rent × 12) × 100
On $1,800 rent with a 9% management fee and a leasing fee set to 50% of one month's rent, the monthly fee comes to $162, the one-time leasing charge to $900, and the annual total to $2,844 — about 13.2% of the year's rent.
The leasing fee only hits once per placement in reality, but this calculator applies it every year for comparison purposes, on the assumption of one turnover annually. A property with a long-term tenant who never moves out will actually cost less than the annual figure shown here in the years there's no new lease to sign — adjust the leasing fee input to 0 for a year with no turnover if that's the scenario being modeled.
