How to Use the Real Estate Commission Calculator

Enter the sale price, the total commission percentage, and the listing agent's share of that total — the buyer's agent is assumed to take the remainder. All four result cards recalculate together.

Total Commission = Sale Price × Commission % ÷ 100
Listing Agent's Share = Total Commission × Listing Split % ÷ 100
Buyer Agent's Share = Total Commission − Listing Agent's Share
Net Proceeds to Seller = Sale Price − Total Commission

A $400,000 sale at a 6% total commission generates $24,000 in commission. Split it 50/50 between the two sides and each agent's brokerage receives $12,000, leaving the seller with $376,000 before any other closing costs.

Commission Splits Aren't Fixed

The 6% total and the 50/50 split loaded by default are just common starting points, not standard rates set by any regulator — actual commission percentages and how they're divided between listing and buyer's agents are negotiated per listing and vary by market, brokerage, and property type. Some agreements split unevenly, weighting more toward whichever side did more of the work to bring the deal together. Change both fields to whatever's actually in the listing agreement being modeled, and remember this figure doesn't account for any other closing costs the seller is on the hook for — transfer taxes, title fees, and payoff of existing liens all come out of net proceeds separately.
